Just Sold: Wailea Palms Unit 2504

Fully Furnished Wailea Palms Unit

Listed in late November of last year at $795,000, this Wailea Palms unit was bound to move quickly. The unit was only on the MLS for a week and a half before a buyer decided to move for it. The six week escrow was 4 times longer than the days it was active in the MLS. The buyers were able to negotiate the price down to $780,000, a deal considering you are in the Wailea area. Sadly, this particular palms complex does not allow vacation rentals; its counter part next door, the Palms at Wailea does have the ability to be used as a vacation rental.

A great 2 bedroom 2 bath unit in the desirable Wailea Palms. This upstairs unit is bright and sunny, has some ocean views from the lanai and master bedroom, but otherwise looks out onto the lovely grounds of this 7 acre complex. Wailea Palms For Sale

The Wailea Palms market tells an interesting tale if you take a look behind the numbers and dive a little deeper into a few specifics. In all of 2014, six units were sold for $5,325,000 at an average price of $887,500 with a median price of $862,500. The lowest priced condo sold was a one bedroom, 2 bathroom ground floor unit that closed for $710,000. The highest priced condo sold was a gorgeous remodel that closed for $1,040,000 after a 1 month escrow.

Although there were technically 6 units sold in 2014, the number is actually more realistically five because one of the closings entered escrow in mid November of 2013 and closed after a few days into 2014. The five sales all came in the latter half of 2014. Three closings came rapidly in July, before two closings finished off both November and December.

At the moment, there is a fantastic amount of condos for sale in the community. The ten condos for sale represent a total projected sales volume of $10,701,000 working out to an average list price of $1,070,100. The lowest priced condo for sale is a neatly furnished ground floor unit priced at $825,000. The highest priced condo for sale is a spacious 2bed/3 bath unit listed for $1,200,000. Also, this complex is not vacation rentable so there is a lot less traffic in out of the community.
