In Escrow: Upscale Wailea Palms Remodel

Now Pending: Wailea Palms Unit 3108

After being relisted in early September, Wailea Palms unit 3108 has been on the market for quite some time when factoring in the first listing contract. Considering the quality upgrades and recent renovations, I’m surprised the unit has been on the market this long. I personally like the residence for the ample lanai space, it’s the perfect spot to take advantage of the Wailea weather and tremendous South Maui views. The condo is currently listed in the MLS for $1,095,000.

Market Update

The Wailea Palms condos are strictly a long term resident complex, attributing to the low turnover rate compared to the other Wailea condos in this price range. So far, there has only been five condos sold in 2014; however, that number is actually more realistically four because one of the closings entered escrow in mid November of 2013. Of the other four condos that sold they all came in the latter half of the representing a total sales volume of $3,485,000. The lowest priced condo sold for $710k after originally being listed for $740k, the condo is set a bit higher up in the community. The highest priced condo is a premier unit with over 1500+ square feet of square feet, it closed for $1,100,000 cash after over 6 months on the market.

At the moment there is a nice amount of inventory for buyers to choose from, with 8 units available in all representing a projected sales volume of $8,437,000. Considering the amount of condos, the price range open to buyers varies almost $500k. At the low end, buyers can pick up a sold unit with 2 beds and 2 baths for $795,000; a pretty high barrier to entry into this community but it is a valued unit with 1100+ square feet. The highest priced unit is a very well maintained and large unit with ample lanai space, the MLS lists it at $1,255,000. Both units are priced above what they can be bought for in a stagnant market, but with many buyers flooding the market, prices are on the rise.

Highest Priced Condo: Unit 2802

Fully furnished and ready to move in, this unit is in great condition with new carpeting and a new refrigerator. The Wailea Palms boasts a beautiful pool, lovely bbq and recreation area, an exercise room, and an excellent location. Wailea Palms units are not for vacation rentals but serve residents and those who wish to have a lovely second home on Maui.
