Listed late this week, unit 53A is a high end Kai Malu condo complete with the highly valued private plunge pool. Personally, I think plunge pools in the Wailea area are an underrated feature of residences as it is a great way to beat the heat. The list price of $1,865,000 is pushing the absolute upper limits of what a unit can fetch here. However, the incredible ocean views from the lanai and expertly finished rooms make it a highly desirable unit.

Also listed late last week is a neatly furnished and well kept Kai Malu unit 41B. This unit does also feature a nice plunge pool but is $170,000 lower at $1,695,000. The unit is priced at lower price because it does not command the same views as the unit above nor does it offer the same yard space. It’s amazing how much location and view can vary the price for condos in the resort.

Market Update

The Kai Malu market has been an interesting one this year, with it slow to make any transactions in the first few months. Once March rolled around sales kept coming one after another until it slowly teetered off in the end of August. In total there have been 9 units sold, compiling a running sales volume of $11,685,387. Although the market has dropped of a little, 9 is still a respectable amount of volume for any neighborhood in the resort. Homes are selling for an average price of $1,298,376.

The lowest priced unit sold for under $1 million at $950,000, $48k off the original asking price. While the highest priced unit closed for full asking price at just under $2 million, $1,950,000 to be exact. Something I would like to point out to sellers is that there is an indication the best Kai Malu units go quickly. the two highest priced units were sold in less than a month.

At the moment, there is a decent amount of inventory available; however, the barrier to entry into Kai Malu has been on a steady incline. All of the condos are listed at over $1 million with the average list price sitting at $1,652,000, certainly a very high list price for this neighborhood. The average list price is great for home buyers as the units will retain their value over time. The lowest priced condo listed is set a little further back in the community, not boasting any particular view. It is very neatly decorated and valued at $1,195,000. The highest priced condo is listed for $1,875,000, it is one the best units in the community and is easy to see why it is valued at a little under $1.9 million. There are also two more units escrow representing a total of $2,275,000.
