A Nice Month in the Wailea Palms

Market Update

The Wailea Palms market tends to not be as active as its counterpart, the Palms at Wailea because it does not allow vacation rentals (Palms at Wailea does allow short term rentals). The community harbors longer term residents, which is nice because there is less traffic flowing in and out on a daily basis. The neighborhood encourages a community feel as it is common to see neighbors at the community pool house.

Since the new year, there has only been one condo sold in the neighborhood for $800,000. Just this past week, two well valued units entered escrow and are expected to close in a timely fashion. The two units that entered escrow were listed at $979,000 and $1,195,000.

There is currently five Wailea Palms condos for sale. This neighborhood tends to be one of the more affordable communities in the Wailea Resort, prices range from $775,000-$1,250,000. The average listing price for a unit in the complex is $1,041,600, a very nice average for such high quality living.

The Wailea Palms is nestled neatly above the Wailea Kai residential subdivision, with 120 luxury units offering panoramic ocean views of the West Maui mountains and the deep blue Pacific. The community is strictly long-term rentals with a minimum of six months occupancy and pets are not allowed.
