Wailea Condo Market Update

Get Off the Sidelines and Buy!

The Wailea condo market has been very active in first few months into the year. My colleagues and I expect a very productive 2014 as the real estate market is on the up. I think it’s safe to say that buyers feel very confident in the market, for the first time since the crash in ’08.

Ho’olei Unit 23-5 sold back in February by the Sayles Team for $2,650,000

As of today (March 11), there have been 15 condos sold for a total sales dollar volume of $24,300,888. For the 15 condos sod, the average days on the market 202. However, that number is a little skewed as a few of the units that were recently sold were well overpriced causing them to sit on the market longer than they were to if priced accurately. The longest a condo sat on the MLS for was 604 days and the shortest was 9! The most overwhelming statistic was that on average, buyers paid $40,000 under the asking price; a very good piece of business done on both sides.

Ho’olei Unit 17-1 sold for $2,600,000, buyers represented by the Sayles Team

As of today, there have been three Ho’olei units sold for a sales volume of $7,825,000; the Sayles Team was involved in all three deals. Another hot community recently has been the Grand Champions, a lovely little golf course community thats sits across an Old Wailea Blue fairway from Kai Malu. There has also been three units sold in the Grand Champions, the average selling price was $593,333.

Wailea Elua Unit 305 sold for $1,750,000

The Wailea market is poised to get even hotter as there are 14 condos in the escrow process, the project sales volume of the units in escrow is a whopping $33,138,900. There are three Ho’olei units currently escrow, all within closing very soon. The highest priced condo in escrow is a spectacular mini project, Makena Sunset, valued at $10,250,000. There is another wonderful listing in escrow, Wailea Point Unit 2704, listed for $4,850,000.

Currently, there are 124 Wailea condos for sale with a total sales volume of $287,603,700. The lowest priced unit is $504,900 and the highest price point is $10,300,000; which happens to be the Wailea Beach Vill’s most coveted condo-Unit A202. The average listing price works out to be $2,319,384, with the DOM sitting at 154.
