Wailea and Makena Market Residential Report: July 2013

Market Activity

Activity in the Wailea and Makena residential markets for July was essentially non existent, as there were no homes closed in the month. However, a slow month in the market shouldn’t be much to worry about, because the market tends to fluctuate in cyclical patterns. For example, even though there were no closings, there were four homes that entered the pending stage of the buying process. The four homes that went pending are all in the neighborhood of Kai Malu; and while the community can also be classified as condominiums, for the purpose of this article (and the condo report for July), Kai Malu will be referred to as residential.

Inventory

Currently throughout the Wailea and Makena residential market, there are 28 active listing. Homes range from $850K-$14M, so obviously there is a nice diversity of selection, but inventory is mostly skewed towards the high-end side of things, as the average listing price of the 28 sits at $4,175,489.
