Wailea properties that are popular with Canadian buyers

Did you know that the Wailea community is more than 10% Canadian? That’s right, according the Maui County real property tax records 10.32% of Wailea property owners have their tax bill mailed to a Canada address.

If you’re visiting Maui from Calgary or Vancouver and are thinking of buying a home or condo in Wailea, you might like to know which Wailea neighborhoods have the most owners from Canada. We did some thorough research to find the Wailea condominiums and Wailea homes that are most popular with Canadians and the results might surprise you.

Top 3 Canadian owned properties are not vacation rentable

When it comes to Canadians buying property on Maui, the common assumption is that all Canada buyers are investment oriented and therefore only want properties that allow vacation rentals. In the Wailea real estate market the 3 communities with the highest concentration of Canadian owners are Papali Wailea, Wailea Palms and Wailea Fairway Estatesall three only allow long term rentals.

1. Papali Wailea – 27.27% Canadian (6 out of 22 homes). Papali is very appealing in terms of architectural design and building quality. See all Papali Wailea homes for sale

2. Wailea Palms – 23.93% Canadian (28 out of 117 condos). Located right next to Papali, Wailea Palms has one bedroom units and two bedroom units. The average sales price for a 2 bedroom unit at Wailea Palms is $607,000 which is much lower than the average sales price of $703,300 for a 2 bedroom unit at the neighboring Palms at Wailea. 3. Wailea Fairway Estates – 17.86% Canadian (5 out of 28 homes). Smaller residential neighborhood bordered by the Wailea Blue Golf Course. The most recent home sale in Wailea Fairway Estates was $1,265,000. See all Wailea Fairway Estates homes for sale.

This may show that, in Wailea specifically, Canadian buyers may be a little more enjoyment oriented.

Most popular vacation condos with Canadian buyers

When it comes to Wailea vacation rental condos, there are 5 properties which Canadians seem to like the most.

1. Wailea Ekahi – 14.74% Canadian (42 out of 285 condos). Ekahi is a good beachfront condominium where you can easily walk to Keawakapu beach from any unit. 2. Wailea Beach Villas – 13.83% Canadian (13 out of 94 condos). One of the most popular newer luxury condo communities in Wailea located right next to the Grand Wailea Resort Hotel and Spa. Wailea Beach Villas fronts Wailea beach and is also bordered by the Shops at Wailea. Prices for a ground floor unit in the penthouse building start at $2,300,000. 3. Ho’olei – 13.33% Canadian (16 out of 120 condos). The newest and last vacation rentable community planned for Wailea. The Villas at Ho’olei are all 2-story townhomes with 3 bedrooms and 3.5 baths. 4. Palms at Wailea – 11.64% Canadian (17 out of 146 condos). Frequently this condominium community it called “The Palms”. Ground floor 2-bedroom units are priced at $695,000 and up. See all Palms at Wailea condos for sale.

5. Wailea Elua – 10.20% Canadian (15 out of 147 condos). Wailea Elua has a great location fronting Ulua Beach, it also famous for it beautiful landscaping and low density. There are usually very few condos for sale at Elua (read our recent article about scarcity in the Wailea condo market) and the best deals sell fast.
