REO sale in Wailea Pualani Estates

This is the first Bank owned home sale in 2012 for Wailea. 306 Pualoa Nani Place sold on 02/03/2012 for a surprising price of $775,900! This property was on the market for 141 days and sold 11.33% below asking price which was $875,000. You can read our complete guide to Maui REO properties.

Today we completed the sale of Ho’olei Villa 55-4 (R4) a Plumeria Floor plan which sold for $2,200,000. This is the first Hoolei condo sale in the new year and the first Wailea condo sale over $1M in 2012. With 55-4 sold, there are no other condos for sale on the second row at Ho’olei.

2011 was a big year of significant sales for Wailea homes as well as for oceanfront homes in Makena. In total there were 29 sales for homes in the Wailea/Makena area (up from 28 in 2010) and the average sales price has risen to $4,146,988 which is up 9.24% from the 2010 average of $3,796,064. Record sale in Wailea Golf Vistas

This Wailea Golf Vistas home sold for $5.2M - the highest sale in the history of Golf Vistas

The highest home sale within Wailea for 2011 was for 111 Manalo Place, a luxury home in Wailea Golf Vistas that sold in May 2011 for $5.2 Million. Not only was this the biggest sale in 2011 for the entire Wailea area, it was also the highest sale on record for the history of Golf Vistas. I was honored to represent the buyers for this sale.

There was only 1 other home sale in Wailea Golf Vistas in 2011. In 2010 there were 4 home sales and the average sold price was $2,436,250. The 2011 average sales price was $3,650,000 which is a 49.82% increase for the neighborhood.

Highest sale of 2011 was for a Makena oceanfront home

Oceanfront home in Makena sold for $27M

For the second year in a row, an oceanfront home in Makena has taken the title for the highest home sale of the year. 7150 Makena road, a 4 bedroom home on 1.69 acres, sold in July 2011 for a record $27 Million! This is actually the most expensive home sale ever recorded on the Maui MLS.

There were a total of 5 oceanfront home sales in Makena in 2011 and three of those sales were in the oceanfront community of Makena Place which is near Makena Landing and the condos of Makena Surf and Na Hale O Makena.

The sales volume for oceanfront homes in the Wailea/Makena area is down from 2010 (which had 6 sales and a total volume of $57.6M) but the average sales price in 2011 is up 10.45% to $10,606,233 thanks in big part to that record high sale.

Review of the Wailea home market in 2011

Certain neighborhoods in Wailea sold better than others is 2011, Wailea Pualani and Wailea Golf Estates showed a very positive increases while values at Wailea Kialoa declined. Here’s a look at home sales within the different Wailea neighborhoods.

Wailea Pualani

This community enjoyed a very healthy growth in sales both for the volume and the average values. Below are the 2011 numbers…

• Number of sales: 6 (up 3 from 3 sales in 2010)
• Sales Volume: $8,875,000 (up 145% from $3,612,500 in 2010)
• Average sale: $1,479,166 (up 22.84% from $1,204,166 in 2010)
• Average price/sqft: $501.25 (up 11.93% from $447.83 in 2010)

Wailea Golf Estates

• Number of sales: 2 (down 1 from 3 sales in 2010)
• Sales Volume: $7,812,500 (down 8.6% from $8,547,800 in 2010)
• Average sale: $3,906,250 (up 37.10% from $2,849,266 in 2010)
• Average price/sqft: $1,041.60 (up 11.06% from $937.91 in 2010)

Wailea Kialoa

• Number of sales: 6 (up 2 from 4 sales in 2010)
• Sales Volume: $7,979,000 (up 4.54% from $7,632,500 in 2010)
• Average sale: $1,329,833 (down 30.31% from $1,908,125 in 2010)

Wailea Highlands

There was only 1 home sold in Wailea Highlands in 2011 – it sold for $3,500,000 and the price/sqft was $950.05. There were no home sales for Highlands in 2010.

Wailea Fairway Estates

One home sold in Fairway Estates for $1,265,000 and the price/sqft was $286.13. There were no home sales in 2010 for Wailea Fairway Estates.

Golf is tops on the list of events for Maui in January 2012 but there are may other interesting cultural events and family fun activities.

Sports events in January

If you love golf, don’t miss the Hyndai Tournament of Champions which starts January 5th and ends January 9th. This PGS Tour event will take place at the Plantation course in Kapalua. On Thursday there will be free admission and free parking for the event, on the rest of the days tickets will be $20/day at the gate or $15/day when purchased in advance.

The 4th annual Maui Oceanfront Marathon will be on Sunday January 22nd. The full marathon is 26.2 miles, it starts in Wailea and runs along the oceanfront to the Banyan tree in Lahaina. There is also a half-marathon as well as 15k,10K & 5k runs. Marathon registration is $130.

Arts & Cultural events on Maui for January

The New Shanghai Circus will perform their dazzling Chinese acrobatic skills on January 16th & 17th at the Maui Arts & Cultural Center. Tickets will be $12, $20 and $26 and there will be a pre-show dinner by A Saigon Cafe.

On January 29th the Maui Pops Orchestra proudly presents the gloriously lush music of George Gershwin, covering a broad spectrum of styles. Special guest is charismatic pianist Hyperion Knight, who will explore music from the concert hall, Broadway, jazz, and opera.

Looking for a fun and free family event? Celebrate Chinese New year at the Maui Mall in Kahului on January 28 from 9:00am to 2:00pm. There will be Lion Dancers from the Maui Chinese Martial Arts Society as well as the Wah Ngai Lion Dance Association from Oahu. 2011 has been a good year for condo sales in Wailea with the average sales price increasing a bit over 2010 and the number of sales holding steady.

The highest condo sale in 2011 was Wailea Point Unit 102 which sold for $8M

There were 103 condo sales in Wailea for 2011, which is only 1 sale short from the total sales in 2010 (104 sales). For the entire Wailea condo market, the average sales price in 2011 has increased to $1,548,654 which is up 1.52% from 2010 (average sales price in 2010 was $1,525,521).

2 Bedroom condos saw the best value growth in Wailea

In 2011 the average sales price for 2 bedroom Wailea condos increased 4.44% to $1,267,963 (2010 was $1,214,081) and the average price per square foot increased 12.27% to $885.24/sqft (2010 was $788.51).

Sales prices decline for 1 and 3 bedroom condos

There were significant declines for sales of 1-bedroom condos and 3-bedroom condos, the charts below and compare sales activity between 2010 and 2011.

While the average sales price for 3 bedroom condos may be down by 19.81%, there is one community in specific that had great increases in 2011. The 3 bedroom Hoolei condos had more than a 21% increase in average sales price.

Below is a brief list of condominiums in Wailea that saw an increase the the average sales price…

• Ho’olei had 10 sales.  Average sale = $2,610,650 (up 21.61% from 2010)
• Kai Malu had 13 sales. Average sale = $1,027,615 (up 4.45% from 2010)
• Palms at Wailea had 7 sales. Average sale = $696,714 (up 7.72% from 2010)
• Wailea Fairway Villas had 6 sales. Average sale = $628,250 (up 12.09% from 2010)

The new Andaz Wailea Resort has plans to improve Ulua/Mokapu Beach park which will include adding more public parking spaces!

Ulua Beach is one of the most popular beaches in Wailea as it is ideal for swimming, snorkeling and scuba diving. Just one problem, it’s always hard find a parking space.

One public park serves both Ulua Beach and Mokapu beach (which fronts the Andaz Wailea), these two beaches attract a lot of visitors and current resources are insufficient to meet the needs of park users. The good news, some time in 2012 there will be significant improvements to the roads, parking situation and park resources.

We recently spoke with Bud Pikrone, general manager of the Wailea Community Association, and got some details on WCA’s improvement plans as well as the contributions planned on the part of the Andaz Wailea Resort.

According to Mr. Pikrone, Andaz will be re-grading and re-paving Ulua Beach Road and may be dedicating a small portion of their land to the park which will be used to add 17 more parking spaces.

For their part, the Wailea Community Association will be adding a second shower as well as planting more shade trees and installing benches and picnic tables. There is also a plan to expand the circular drop off area to better serve the needs of park users.

The WCA hopes to coordinate with Andaz so that all improvements can coincide and minimize the interruption of access to the park.

Partial closures for parking lot soon, Andaz to provide parking remedy

In the near future areas of the Ulua Beach parking lot will need to be closed for the installation of various lines and conduits. This has raised concern for many park users which was recently addressed by the WCA. In a letter to the Maui News on December 23rd, Mr. Pikrone writes…

The construction activity that will begin shortly along the access will require portions of the lot to be temporarily closed at various times for safety reasons. However, the developer is working on alternative parking to remedy any loss of parking in the existing Ulua lot during this time.

We don’t have concrete details yet, but the likely temporary parking remedy will include Andaz providing up to 15 parking spaces on their property. When Andaz and the Wailea Community Association commence on major improvements to the park it may require a temporary complete closure, although that work will be scheduled during the off season and with ample public notice.

Right now there are 18 pending condo sales in Wailea and Ho’olei has the only pending sale over $2 Million.

Our listing for Ho’olei Villa 55-4 (R4) is currently the only pending condo sale in Wailea priced over $2M. Right now there are 15 Hoolei condos for sale and this community remains one of the most popular properties to own in Wailea. Below is a list of pending Wailea sales that are over $1M.

There was a ceremonial ground breaking for the new Andaz Wailea on Wednesday (12/21/2011) which was attended by key Hyatt executives and included a blessing by Rev. Laki Ka’ahumanu. A Maui News article about the event focused primarily the promise of a new resort concept for Wailea and sort of buried news about the villas for sale.

The last paragraph of the article included the exciting news about the new plans for condos at Andaz Wailea. Instead of just 6 Villas (initially reported) the new announcement states that there will be 19 shore-side villa for sale and that the size may range from 2,600 to 2,900 square feet! We don’t have any new confirmed information on the number of bedrooms but it seems likely they will have 3 bedrooms instead of the initially reported 4.

Hyatt and their co-venture partner Starwood Capital obviously recognize the importance of catering to the Asian market, according to the article they have retained a Feng Shui master to consult on the placement of the new Villas.

We’re keeping our Andaz Wailea Resort page updated with all the latest information, check back often to follow the developments.

We recently reported on the start of construction preparations for the new Andaz Wailea Resort and the big question is will there be condos for sale at Andaz Wailea?

The answer is YES, there will be a residential ownership opportunities at Andaz Wailea, although for now we don’t know much about what the price or the size of the units will be.

The residential component of Andaz Wailea is still under design.
It will be at least 60 days before details are available.

So it seems we won’t have any concrete details on condo plans for Andaz Wailea until February 2012. When there is any news we will report it on our Andaz Wailea Resort page, in the meantime we can examine what was initially announced in the early press releases and speculate on the offering prices based on other Wailea condos for sale.

Initially reported condo plans for Andaz Wailea

In the Hyatt press release from October 2010 it stated that the Andaz Wailea Resort and Residences would include six villas – each villa would have four bedrooms and the average living area would be 3,500 square feet.

What will it cost to buy at condo at Andaz Wailea?

Remember, they’re still in the design phase for the residential ownership opportunities at the Andaz Wailea Resort so all we can do is speculate on what the offering prices might be. If we review recent sales for Wailea beachfront condos we might get a sense of a possible price range for condos at Andaz Wailea.

The nearest condo community is Wailea Elua which fronts Ulua beach (right next to Mokapu beach), Elua is great but the construction is older and it would be hard to use it as a comparison for Andaz.

Wailea Beach Villas is a good community to use for comparison as it’s much newer (2005) and also fronts one of the top beaches in Wailea. This year Villa D-101 sold for $5 Million, in 2010 there were three Villa sales ranging in price from $3.725M up to $12.5M (a record sale for A-201 which has the prime location). All the actual Villas fronting Wailea Beach have 3 bedrooms and less than 3,000 square feet of living area, initial plans for Andaz were for 4-bedroom villas with over 3,500 square feet.
