End of Summer Activity Picks up at Kihei Akahi

Listed for a little longer than a month, Kihei Akahi D613 is located in the D building which sits all the way at the back of the complex with the 2nd pool and bbq area just in front of the building. The best part about being in the D building is that it is a little more private towards the back of the complex and has a lot less foot traffic. Sitting 7 floors up, the unit has a spectacular ocean view of South Maui and West Maui and is perfectly framed through the lanai door.

Offering a sizable interior square footage 655 sqft, 1 bedroom, 1 bathroom, and close to a 100 sqft lanai, the unit is a great size for an investment property or 2nd home. The rental income can go a long way in helping pay for monthly expenses when it is not in use. While the unit is a little older, a remodel could elevate the unit even further and perfectly compliment the ocean views.

As the newest listing to market, Kihei Akahi D315 is priced attractively and offers a great location in the community. Set further back in the complex and away from the road noise, but elevated enough to offer ocean views, the units offers an ideal blend of privacy and view. Located on the 3rd floor, the units 92 sqft overlooks the community in the foreground and the ocean in the background.

Offering 2 bedrooms. 2 bathrooms, and 932 sqft, the unit is very spacious and designed in away to accommodate the visitings guests. The unit has been well maintained over the years and is ready for immediate use to be used as a vacation rental or a 2nd home. While a little older in terms of its finishes, the unit is ideal for renting out a a short term rental.

Kihei Akahi Market Update

The Kihei Akahi market did not get off to the best start in 2018 with only 1 unit sold through the entire first quarter. However, once April and May rolled around, they quickly made up 70% of all transactions so far in 2018. April saw 3 units sold, while May saw 4 units sold. It isn’t atypical for a Kihei condo market to see most of its sales made up at one time. Bunches of sales will usually cluster around 1-2 months after a busy season once the deals are finally pushed through escrow.  Since the end of May, the market has cooled off considerably and has only seen 2 sales in hte last 2.5 months.

Most impressively, all 10 sales only needed 6 months of less to wrap it up from start to finish; most notably, 60% of the sales only needed 2 months to find a new buyer. If the units are priced right at Kihei Akahi, they can move rather fast because of their rental income potential.

Kihei Akahi actually has one of the lower barrier to entries among the Kihei condos; so far 1 unit was sold in the $200k price range, while 2 others were sold in the $300k price point. The middle market around $400k was the most dominant as it represents 50% of all transactions. Meanwhile $500k only saw 1 sale.

Kihei Akahi Condo For Sale

Kihei Akahi has a variety of units for sale with  most of them predominantly located in the D building which is at the back of the complex. With $3.5 million in available inventory, buyers have a fair amount of units to choose from; at this time, the unit is split evenly 50/50 with 1 bedroom and 2 bedroom units. All of the listings have been listed for less than a year, while 50% of the listings have come to market within the last 1.5 months.

In terms of price points, the market is fairly represented as there are 2 units in the $400k range, 1 in the $500k price point, and 3 units in the mid $600’s. For all that Kihei Akahi offers, it is priced attractively to buyers for being located directly across one of Kihei’s best beaches, Kamaole Beach Park II. In terms of price/sqft, buyers should expect asking prices in the $650-$850 range.
