Kihei Shores 1st Quarter 2018 Market Update
Kihei Shores has seen just over $650k in sales volume through the first 3 months of the year. The low amount of production isn’t atypical to see in a complex like this because it is not short term rentable and is a mix of renovated and original units. Compared to the same time last year, 2018 only trails 2017 by 1 unit sold.
While there is a small amount of data to look at in 2018, we can quickly turn to 2017 sales data for a better idea.

Kihei Shores 2017 Market Update
While the first quarter got off to a slow start, Kihei Shores activity surged in the latter half of the year where it saw more than 60% of the sales with September in particular being quite productive. Of all 17 units sold, 13 of them only needed 6 months to find a new buyer while just 1 unit need longer than 1 year.

Totaling just over $1.8 million in sales inventory, Kihei Shores has a tight selection of inventory available. While all of the listings are in the $300k price point, there is a wide discrepancy in living square footage. On the cozy side the smallest unit 698 sqft; while on the upper end, the 3 bedroom unit is well over 1000 sqft. Although the additional square footage may be nice, owners do have to pay for it in terms of the monthly maintenance fee and sales price. 60% of the units ave been listed within the last 3 months where only 20% of the listings have been listed for longer than 6 months.
