Grand Champions Market Update 2018
So far in 2018, the Grand Champions market has seen a fair amount of production in the first two months of the year; 2018 sale is already outperforming 2017 by 50% more transactions. All 3 units spent less than 3 months on the market and are valued at around $500-$600/sqft. The units here are in high demand because of their low price points and ability to be rented out as short term rentals.
The $500k price point has seen 2 units sold while the $600k price point has only seen 1 unit sold. Two units are currently sitting in escrow; if those two deals close, the Grand Champions market will be well on its way to surpassing 2017 sales.

Grand Champions Market Update 2017
Typically the Grand Champions market sees at least double digit production, but the $5,845,000 sales volume done can be attributed to the low inventory in the Grand Champions complex. The sweet spot in the community was the $500k and $600k range where they represented more than 80% of the transactions sold.
While transaction volume was down, the time the units spent on the market was very impressive; all 9 of the units sold were able to find a buyer within 150 days of being listed. In fact, 3 listings were sold within 55 days of coming to market and is very impressive for the price point. Sales favored two bedrooms units with 5 while one bedroom units rounded out sales with 4.

From looking at the 2017 data, the lack of Grand Champions inventory is creating a stronger demand in the market and forcing buyers to act quicker on properties. With only 2 units in the $500k range, those units represent the lower end of the marker. On the upper end of the market, there is one unit in the 700’s, one unit in the $800’s, and one in the 900’s. The $800k and $900k are certainly the top of the market and represent the very best that the Grand Champions has to offer. 3 units have been listed for longer than 3 months and ripe for an offer.
