The Kamaole Sands market is already off to a hot start with 5 units closing the last 4 weeks. Of the 5 units sold, 4 of them were able to find new buyers within 6 months of coming to market while the last unit sold within just under 1 year of being listed. 60% of the units sold so far were 1 bedroom units, while 40% of the units were 2 bedroom units.
2 deals in particular stand out because their final sale price was under $450k where one of the buyers paid under $500/sqft. The $600k price range has also seen a fair amount of product with 2 units sold. The $500k price point has been the least productive with only 1 unit sold.

At this time there is just over $4.5 million worth of inventory on the Kamaole Sands market where all of the different price points in the community are represented. The mid to lower end of the market carries the bulk of the listings which isn’t necessarily bad because they represent great values at around $500-$600/sqft. The 1 bedrooms dominate the market with 5 for sale, while there are three 2 bedroom units for sale.
