Initially listed in the early summer, Maui Kamaole A207 is a sumptuously upgraded Maui Kamalole unit with over 1000 sqft of interior living, 2 bedrooms, and 2 baths. The unit’s 2nd floor location allows for great views of the ocean from its 227 sqft lanai, and is the ideal space for catching the South Maui sunset. The level of upgrades to the unit was a definite help in the unit fetching top dollar. As a lofted unit, the 2nd floor is extremely desirable because it has been partitioned off to create a 2nd bedroom which goes a long way in rental premium. Upgrades to the unit include: new vynyl flooring, a new kitchen with new cabinets, new appliances, new granite counter tops, numerous bathroom upgrades, and the convenience of the three new mini split-system A/C units.

With 2 bedrooms, 2 bathrooms, 1000+ sqft of interior living, the unit is extremely spacious and can easily accommodate large vacationing parties. The unit underwent no price reductions in its time on the market and took a little over 4 months to enter escrow.

Maui Kamaole Market Update 2017
The Maui Kamaole market carries a reputation in the South Maui condo market for having high turnover, strong rental interest, premier Kihei location, and attractive list prices. So far in 2017, the complex has lived up to its high turn over reputation with 21 units sold so far. Through the first 6 months of the year, the market experienced a decent year; but once August arrived, the sales in the community took off with 14 units sold over 4 months. Interestingly, the units didn’t move as fast as one would think given the buying demand; more than half of the units sold took longer than 6 months to find buyers.
Given the high turnover in Maui Kamaole, there are deals to be had; however, buyers need to be willing to act fast as 3 units sold for under $500k. Meanwhile on the upper end of the market, only one unit sold for $900k, far and above from the 2nd highest priced unit sold. The 2017 data suggests there is a definite sweet spot in the complex. 8 units were sold all across the $500k price range, while 7 units were sold in the $600k price point. Interestingly, it was the 2 bedroom units that dominated the market and represented 72% of the units sold.
