As the only active listing at Maluhia at Wailea, 15 Malukai Lane is an exclusive, rare, and highly prestigious listing because buyers hardly ever get the opportunity to buy in the neighborhood of Maluhia at Wailea. The community’s sterling reputation as being the only gated beachfront community in Wailea, allows the homes in the neighborhood to command steep premiums because of the private and direct beach access the owners are privileged to.

In addition to the expensive list prices, the community also requires a pricey monthly maintenance fee to cover the upkeep of the grounds and private community club house.The estate’s location in the community is at the highest elevation possible, so every room in the home can enjoy Wailea’s picturesque views. The home’s floor plan was built to maximize indoor and outdoor living to create a modern Wailea design. As a focal point of the home, the atrium and pond function as a dual space to create a thoughtful yet relaxing area.

With a total of 4 bedrooms, each has their own ensuite bathroom, plus 2 additional bathrooms to serve the rest of the home. Commanding a total of 6,000+ sqft of living, 784 of it is dedicated to outdoor lanai space while the remaining 5,331 sqft is used as interior living. Although being within walking distance to the beach is one of the home’s best feature, having a pool and hot tub in the backyard is a great convenience to have at your finger tips.

One of the premier neighborhoods on the south side, there is no other neighborhood in Wailea that has so many custom features built into the communal areas. The residences themselves are all gorgeous and crafted in the finest manner. Located above the exquisite Mokapu beach, the grounds of Maluhia gently slope down 80 feet from the gated entrance above.

Living in the community includes access to the brand new renovated community clubhouse that offers direct beachfront access; upgrades include: a stunning chef’s kitchen, a luxury dining area, and a private outdoor lounge area fronting the oceanfront lawn  area. 2nd Closing in 2017: 16 Malukai Lane

16 Malukai Lane initially came to market in January of this year where it represented the top end of the Wailea Home For Sale market. With a private gated entrance, the home creates it’s own slice of paradise with its own pool and 1/2 acres of secluded yard space. Located towards the back of the community, the home is able to offer a slightly elevated view which is best perpetuated from the upper level lanai.

The home includes over 5100 sqft of interior living, 4 bedrooms, and 5 bathrooms, so each room has their own private bathroom with 1 extra bathroom to serve the rest of the house. The home was built with indoor and outdoor living in mind as there is 1000 sqft of covered outdoor lanai space. Although the home came to market in early 2017, it took some time before the right buyer was ready to make a move.

It’s typical that the homes in Maluhia at Wailea take a little longer time on the market because of the steep list prices and monthly association fees associated with each home. After about 3 months on the market, the home received at $150k price reduction. Even with a 6 figure price reduction, it took another 7 months before the home was able to become under contract; but once the home transitioned to escrow it only took 10 days to close for $7.3 million.

As mentioned earlier, the exclusivity of Maluhia at Wailea means it doesn’t see sales or listing activity all that often, and when either does happen, the entire Wailea real estate community is a buzz. So far in 2017 there have only been 2 sales in the community which is uncharacteristically high for this particular neighborhood.  Because 4 of the 14 lots remain undeveloped, the 10 developed lots are the only constructed homes buyers could buy in the neighborhood.

Couple the fact there is a limited amount of  inventory and owners rarely put their homes on the market, potential buyers in the community maybe get only 1 or 2 opportunities per year to buy into Maluahia at Wailea. Since the community is located next to the Andaz, the community’s prestige has only been elevated by its lavish hotel neighbors and the exclusive access and privileges  owners have.
