Brought to market in the summer of last year, Kaanapali Alii 2-1103 came to market at just under $3 million and was held firm throughout its entire time on the market. Over the course of its time on the market, the sellers didn’t waiver and did not reduce its list point at any time. Sitting on the 11th floor, this is 1 of the only 44 two-bedroom units in the entire complex. With its penthouse location, this unit was extremely desirable among buyers because it was a rate opportunity to get in at a top floor location in Kaanapali Alii.

Kaanapali Alii Market Update 2017

The Kaanapali Alii market has been experiencing a great year in 2017, although the year did get off to a slow start with only 2 units sold through the first few months of the year. Once summer rolled around and visitor traffic picked up, the complex began to experience a serious amount of transactions; since late May, 85% of the closings have occurred. May and June were by far the most productive months because in those two months alone they accounted for 46% of the total sales in the Kaanapali Alii market. The community is extremely popular among West Maui buyers because the complex’s beachfront location and ability to rent the unit out as a short term rental.

Kaanapali Alii can certainly be considered in the more pricey region because so far only one unit has been sold for under $1 million; in addition to that, only 4 units have been sold for under $2 million. The complex has seen a great amount of activity in the $2 million price point as 6 of the 14 units sold closed in between $2.1-$2.8 million. Meanwhile on the priciest end of the market, 2 units sold were in excess of $4 million because of their direct ocean views that border Kaanapali Beach.  The units here move quickly if they are priced right as confirmed by the sales date, 10 of the 13 units sold within 6 months of hitting the market.

Kaanapali Alii Condos For Sale

The Kaanapali Alii condos for sale are a great complex to buy into because its beachfront location and ability to be rented out as a short term rental. Getting into the community may be a little challenging considering the 2 lowest priced units are listed at $1.4 million, the units here come at a premium because of their beachfront location as mentioned earlier. A little under 80% of the units for sale have come to market in 2017, while the remaining 20% were all listed in the last few months of 2016.

The current inventory favors a specific price range of $1.4-$1.95 million as it represents 10 of the 13 units for sale. The remaining 3 units are priced in the $2, $3, and $4 million price points. About 54% of the units have been listed for more than 6 months on the market, so they are ripe for intriguing offers. Kaanapali Alii 4-205 stands out as one of the best deals in the market because of its $838.83 price/sqft, which can potentially drop lower if negotiated.
