The best feature of the unit is its perimeter location which boasts outstanding ocean views of Kamaole Beach Park III; the beach is regarded as one of the premier Kihei beaches because of its soft sand and crystal blue waters. Kihei Condos Listed for 1+ Years
As the lowest priced unit in the complex (as of 10/15), Kihei Alii Kai unit D205 was brought to market close to 3 years. Interestingly, the price has been held firm throughout its entire time on the market. Sitting on the 2nd floor, with 1 bedroom, 1 bath, and 700 sqft of interior living, the unit represents the perfect unit for an investment property or 2nd home. Maintenance fees at the community are only $436/month, which is a great feature considering it covers the maintenance of the common grounds and surrounding amenities. Just two blocks from Kamaole 1 and 2, the unit is minutes to some of Kihei’s favorite beaches.

A fantastic front row listing with an awesome ocean view and equally impressive remolded finishes, Maui Kamaole A212 has been on the market for close to 1.5 years and was brought to market in in early June of last year. Boasting 2 bedrooms, 2 baths, and 1200+ sqft, the villa is extremely spacious with an additional 250+ sqft of outdoor lanai space. The unit is used as a vacation rental, but all efforts will be made to get buyers in the unit if it is booked. The unit has already been reduced by close to $100k in an effort to attract buyers.

A spacious 1 bedroom and 1 bath condo, the unit is incredibly open and airy with lots of natural light and just refurbished. The unit is currently being rented, so it does get used as a short term vacation rental. With a 100+ sqft lanai, it adds an extra living area perfect for watching the South Maui sunsets. The unit has been reduced to a reflect a new list price which is $20k under the original asking price.

2017 Kihei Market Update
The Kihei condo market is one of the most popular across all of Maui which is validated by sales volume up until this point, so far the Kihei condo market has already seen $200 million in sales volume. The Kihei condo market is extremely popular among residents and and 2nd home buyers because of the low price points, 94 units have been sold for under $300k. Of the units that have been sold under $300k, they experienced on average less than 6 months on the market which speaks to how fast the units will move if they’re priced right. On the low end, it only took 17 days for unit to sell, from list date to escrow to close date.
On the upper end of the market, 27 units were sold for over $1 million. For the most part, Kihei condos will not command more than $1 million because that typically isn’t their price point. The Kihei condo market occupies a nice price point on Maui because they offer a beachy lifestyle at great prices. When the units sell over for $1 million, they have a few things going for them: a beachfront location, strong rental demand, ability to command steep rental rates, beachfront location, and upscale finishes. Of the 27 units sold over $1 million, 3 complex stand out as they represent 82% of the units sold over $1 million; those complexes are: Mana Kai, Hokulani Golf Villas, and the Royal Mauian.

The Kihei condo market is one of the most popular choices among visitors because of the low barrier to entry, proximity to some of Maui’s best beaches, access to the Kihei lifestyle, and possibility of renting the unit as a short term vacation rental. With a little over 170 Kihei condos for sale, the inventory represents a projected sales volume of $113,448,589. When a Kihei condo comes to market and if it’s priced right, they will move quickly; at this time, only 15 units have been listed for more than a year which speaks to how in demand Kihei units are.
When looking at the raw data of the Kihei condos for sale, it brings to light some interesting talking points. Close to 8% of the Kihei condo market is priced in the $2ook range, a further 19% is listed in the $300k range, and another 18% is priced in the 400k range; in total, a little over 40% of the condos in Kihei are listed for under $500k. Meanwhile on the upper end of the Kihei market, 10% of the listings are priced over $1 million and certainly worthy of Wailea quality type finishes.
