Brought to market in early May, the unit is a fantastic ground floor unit with a large green area right off of the lanai which is perfect because its act like a backyard for entertaining guests. Located in the back of the complex, the unit is completely away from South Kihei road so it doesn’t experience any noise pollution from the cars passing by. Initially the unit had trouble gaining interest, so it underwent two small price reductions before it was able to garner an acceptable offer. The unit was sold fully furnished and was being used as a vacation rental at the time of the sale.

Located in the 3rd building, the unit is away from the road and offers a private setting in the back of the complex.

2017 Maui Vista Market Update
The Maui Vista market is experiencing a stellar year while averaging a little over 2 condos sold per month. Although that’s the average, May was by far the most productive month with 5 units sold, while January was the 2nd most productive with 4 units sold. So far, from January to September, every month has seen at least 1 unit sold except for August.
The sales at the complex have been extremely encouraging for buyers and sellers. Buyers have been able to find what they’e looking for, while sellers have been able to move on from their property in a timely fashion. From looking at the sales data, there is a clear indication that the $300k price range is the sweet spot of the community with 66% of the units sold so far.
The Maui Vista community is an attractive community to some buyers because of the low barrier to entry; 3 units this sold for under $300,000, 2 of which were sold for significantly under their asking price. On the high end of the complex, 5 units were sold for in excess of $400k which is still considered a very attractive price for a Kihei vacation rentable complex.

As of today (10/8), the units are spending an average of less than 6 months on the market. Incredibly, more than 1/3 of the units sold closed within 90 days of coming to market.
