2017 Wailea Kialoa Market Update

The Wailea Kialoa market and the Wailea homes market in general experiences a lower amount of transactions than the Wailea condo market because homes take more of commitment since they take more attention to detail and maintenance. The neighborhood at Wailea Kialoa is regarded as great neighborhood to get into because of its attractive prices and easy access to Wailea and Kihei. The residential neighborhoods tend to less active because the homes cannot be rented on a short term basis, which means most of the neighborhoods sit half vacant for most of the year.

With a 2017 average entry price of just over $1.4 million, the neighborhood represents a good buy because it offers all of the amenities of the Wailea lifestyle with a lower financial barrier. 75% of  the units sold this year offered for sale on the public market, while one unit sold in an off market transaction. When a home sales in the private market, it is a testament to the buyer’s strong desire to get into the neighborhood because of their willingness to go after a property that is not for sale.

The Wailea Kialoa market is experiencing a decent amount of inventory on the market with the homes for sale representing the higher end of the market. Currently, there are 2 homes for sale in excess of $3.2 million as they are incredibly built custom homes with upgraded finishes and their own private settings. The other most popular price point is the $2 million range with 2 homes for sale, one of which is the listing above. Finally, 1 home for sale is under the $2 million barrier with it’s best feature being its outdoor courtyard.

Interestingly, 3 of the homes have come to market within the last 3 months while one home has been listed for close to two years. At this time, the market is averaging a list price of $2.6 million, but that number is a little inflated because of the 2 listings at above $3 million. Typically, the homes in the neighborhood represent values of $2-$2.5 million.
