Because of the unit’s reputation as being a stellar vacation rental, the unit is heavily booked as the seller asks that all booked reservations be honored.

Kihei Akahi End of Summer Surge

3rd Floor Views: Kihei Akahi C304

 

Impressively maintained over the years, the unit has only been rented on long term leases so the unit has not been subject to the wear and tear that short term rentals are more susceptible to. With great views from the lanai, it is able to offer mountain and ocean views that most units at Kihei Akahi are not able to do. The unit was sold completely furnished making it truly move in ready for the buyers. Brought to market in late May, the unit underwent a $20k price reduction before it was able to enter escrow in late August. The unit closed within two weeks after receiving an all cash offer of $340,000. 

First Floow Living: Kihei Akahi B102

Another beautiful unit that has been maintained over the years, the open floor plan allows for easy living with tile floors and easy clean up. The tiles are a shade of blue which provide a nice contrast to the walls and is reminiscent of the ocean which gives the unit a beachy vibe that play nicely off some of the word furnishings. With 2 bedrooms, 2 bathrooms, and 879 sqft of interior living, the unit is large enough to accommodate large parties. First listed in late June, the unit was in escrow less than a month later and closed for $20k under asking at $435,000.

TLC Beneficial: Kihei Akahi D506

 

Located in the coveted D building, this building is extremely prized for its private location away from 75% of the other units. From its 5th story location, the lanai is able to offer views over the entire complex and beyond to the ocean where soothing views out towards West Maui mountains provide the perfect back drop for a relaxing sunset view. The unit is rather plain and could benefit from a fresh coat of paint. The unit was first put on the market in July and it only took 10 days before it received an acceptable offer. The unit was sold for over asking at $378,000.

Highest Priced Unit Sold: Kihei Akahi D115

Easily one of the best remodels in the complex, this beautiful condo offers two great bedrooms with a spacious feel that is perfect for a 2nd home or vacation rental property. Upgraded within the last few years, the dark tiled floor offers a nice contrast and different feel than some of the other units. With a clean lanai off the back of the unit, it boasts garden views and a private atmosphere to enjoy the setting. Brought to market in March, the unit underwent a $20k price reduction before entering escrow in late July. After a few months in escrow, the unit closed for $519,ooo. 

Kihei Akahi Market Update 2017

The Kihei Akahi market is typically known for it’s high turnover, awesome location, and strong rental demand, all of which make the complex extremely desirable to buyers who are looking to rent out their unit while they are not using it. While the complex saw a fair amount of business in through the first 5 months, a bulk of the sales have occurred since June, with June and August being the most productive months with 3 units sold.

The $300k price range is by far the most popular with more than 70% of the transaction falling within that range. One unit was an absolute steal as it closed for well under $300k, although it was a studio unit, it was still a great value because of its upgraded features. There were 3 units that sold for well above $400k where they represent some of the best units on the Kihei Akahi market because they were 2 bedrooms and completely upgraded.

If you price your unit accordingly, it will sell; more than 90% of the units sold this year were able to close within 6 months of coming to market.

Kihei Akahi Condos For Sale

Wit the exception of 1 unit, all of the Kihei Akahi condos for sale have come to market within the last two months or so. Now that summer is about finished, some buyers will need to take time to review a buyer decision as they head home. 60% of the units for sale are priced within the sweet spot of $300k, while 1 unit is in $400k and another in the $500k range.

Considering the complex’s amenities, location, and overall complex acreage, Kihei Akahi commands modest maintenance fees. Low maintenance fees are attractive to buyers because it helps the bottom line when they are rented as short term rentals.
