Kihei Shores Market Update 2017
The Kihei Shores market is experiencing a late summer surge after a quiet summer. Since July, 5 closings have taken place and 4 other units have entered escrow. The community tends to experience a lot of activity in waves which coincide with the arrival and departure of visitors during the peak busy seasons. Just 2 weeks into September, it has already been the second most productive month thus far and could be the most productive if a few of the units close within the next two weeks.
Averaging a little over 1 unit sold per month, the Kihei Shores community is popular among buyers because of 3 main factors: the low barrier to entry, the low maintenance fees, and its close proximity to the Kamaole Beaches. The sales in the community are operating in a tight range of $100,ooo, all 12 units have been sold in the $200k and $300k price range with the sales being split evenly 50/50 between $2 & $300k. Interestingly, only one unit has taken longer than 1 year to sell, while more than half of the units took less than 6 months to sell.

The Kihei Shores condo market are is quite slim at the moment because of the massive amount of units in escrow. The remaining units for sale are all within $10k of each other and are pretty close substitutes to one another; all 5 listings are listed in a price range of $350,000-$360,000. Not much separates the units other than 20 or so sqft of living space and floor level. With the exception of one listing, 80% of the units have come to the market within the last 6 weeks, so do get an offer ready if you see a unit you like before its gone!
