Over 85% of the homes sold far this year were under $1 million, where the $500k and $600k price range have been the most popular. The Kihei area is popular among buyers because of all of the lifestyle amenities available in Kihei, while still being in convenient proximity to town. As you can imagine, as you get closer to Wailea and closer distance to the beach, homes become more pricey; while homes on the mauka side with the exception of Maui Meadows being more affordable.
The Kihei market tends to move fast as the average days on market is 121 days with the year low being just 3 weeks. Less than 10 homes were sold for under $500,000, while 14 homes sold above $1 million and a further 3 sold for in excess of $4 million.

Kihei Homes For Sale
Depending on the address, some homes that could be considered in Kihei are actually more of Wailea quality because of their beachfront location and level of finishes, so I have excluded those from the data below to get a more accurate picture of the market. The Kihei homes for sale average asking price looks a little high because 4 of them are located on Halama Street which fetch higher prices because they are in the most desirable beachfront Kihei neighborhood.
At the moment, there are no Kihei homes listed in the $400k range, while only a handful of homes are for sale in the $500,000’s. Anywhere from $700k-$900k is the sweet spot of the market as 50% of the listings fall in that price range. Only one home for sale has been the market for longer than a year, while 48 homes have been listed for less than 6 months (as of 8/31/17).
