This Kamaole Sands unit first came to the market in late April of last year at just under $400,000. At first, the unit didn’t gain much traction at its initial list price. So in order to garner interest, the unit received its first price reduction of $15k. Another price reduction of $10k needed to occur before some serious offers started to roll in. Kamaole Sands Market Update
Last year was a stellar year in the Kamaole Sands complex with over 30 units sold for a total sales volume of $14,299,500. 2016 outperformed 2015 by close to 1.7 times and just about $6 million in sales volume. The most popular price point was easily the $400k range with 50% of the units selling in that range, however 60% of those sells were in the higher range of $450k-$499k. With that being said, it can be surmised that the average sold price will be in $400’s with $456,431 being the exact average sold price in 2016. The next most popular price point was $300k with about 25% of the sells occutring for less than $399,000. In total, 75% of the units sold last year closed for less than $500,ooo.
