Originally listed in May, Hale Kamaole unit 231 never really caught any serious traction and has now been reduced by $15k to reflect a new list price of $429,000. Nice one bedroom, one bath in great complex across the street from one of the best beaches in South Maui! The unit is 778 square feet of interior living plus the lanai, so the unit’s total living area hovers somewhere of just over 800 sqft. Hale Kamaole Market Update

This year to date, there have been 6 Hale Kamaole units sold for a running sales volume of $3,137,400. Compared to the same time last year, the sales in the complex are outperforming 2015 numbers. Interestingly, 5/6 sales this year have come in August or later with the $500k price range being the most productive. The average price for a unit in the complex is $522,900. The least productive price point in the community was in $600k where only 1 unit was sold.

The community pool area functions as the hub of the community

The highest priced condo sold for $610,000. The unit was the largest floor plan in the community with two bedrooms and 2 baths; however, the loft added extra space that could be used as a 3rd bedroom, office, or a second living area. The unit was over 1100 square feet which is a great size for the area, but it could use some TLC and updating.

The lowest priced unit to sell closed for $417,500, the condo had been refined with upgrades, some newer than others. The 1 bed and 1 bath unit let in plenty of natural of light to make the unit feel open and clean. The unit was very well taken care of and if furnished with newer decor, the unit could reach its potential.
