We first brought our Maui Meadows listing to market in September and a week later we had the property in escrow. We listed at $799,000 and we closed for full list price with a cash offer. The home drew high demand because of the three dwellings with more than 1 potential income streams. As we approach the end of 2016, there have been 24 Maui Meadow homes sold for a running sales volume of $29,156,550. The Maui Meadows neighborhood is a more expensive South Maui neighborhood to get into because of its elevated location above Wailea, dramatic ocean views, and proximity to coveted Wailea beaches; more than 60% of the homes sold in the Maui Meadows area closed for over $1 million. Another factor effecting the price the size of the lot, each property guarantees you at least 1/2 an acre and possibly the added bonus of Haleakala mountain views. The average sold price for a home in Maui Meadows is $1,214,856.
Not many people know that there is actually a gated community in Maui Meadows known as Kaimanu Estates. The homes within Kaimanu Estates are of extreme quality and compete with some of the best of the best Wailea properties. The views from an estate we sold in 2013 for $7.5 million
The lowest priced home to sell this year sold for $635,000 which makes more sense when the property sold as an REO. It was a Single Family Residential Condo. The original half acre lot was legally separated into 2 sections. The front dwelling/house (B) is at the top of the driveway, closest to the street. The cottage (A) is at the bottom of the driveway.
The highest priced home to sell this year closed for a little over $2,050,000. It was the first time the property was put on the market and sold for $50k off the initial list price.
