Ho’olei Market Update

So far in 2016, 9 Ho’olei villas have been sold for a running sales volume of just over $25 million; it has been a very productive year compared to the same time last year (7 sold through October in 2015). We are proud to say that we have been involved in 80% of the transactions this year and we have worked extremely hard to ensure a seamless real estate experience for all of the parties involved. The average sold price of a villa is $2,782,777, while the median sold price of a villas was $2,775,000.

The Ho’olei market has been very kind to us in 2016, our hard work and attention to meticulous detail has been paying a wealth of dividends to our team. We have had the privilege of representing every price point in the market, from the lowest priced unit to the highest priced unit, and everything in between.

We represented the buyers of lowest priced Ho’olei to sell in 2015. The unit came to market in October of 2015, Villa 12-3 represented one of the best deals in Wailea at the time of its listing. The unit initially came to market at $2,150,000 and received a price reduction of $30k in April of 2016. We had buyer clients who were ready to write an offer in late May and were able to get their cash offer of $1,920,000 accepted. Snagging a Ho’olei unit for anything under $2 million is a fantastic deal and we’re happy to get our clients into a unit they desired!

We are proud to have represented both parties in the sale of the highest priced Ho’olei for sale in 2016. With this sale of this property, it was a special case as it was part of our Private Collection. The goal with marketing our Private Collection of homes is not just to find a purchaser, but rather to create a strategic marketing plan catered to our seller client’s individual needs and specific timeframes. We target a much smaller, sophisticated audience of potential purchasers, who are experienced and qualified to make the purchase. The highest priced Ho’olei ended up closing for $3.3 million.
