This year to date, the Grand Champions market has been very active with 10 units sold for a running sales volume of a little over $6.5 million. The sale of units have tended to come in bunches with 5 closings coming in the last two months. The average sold price for a Grand Champions unit in 2016 is $590,611.
The market has been most active in the high $500k range, half of the sales were concentrated in the $550k-$590k price range. Notably, two 3-bedroom units were sold, but they come at a premium; in this case, they sold for prices in excess of $750k. Another noteworthy trend is since 2013, at least one unit has sold below $500k; 2016 has been the only time in the last 4 years that a unit didn’t sell below the $500k threshold.
Sold by the Sayles Team in early summer for $605,000, $145k off the original list price
The highest priced unit to sell closed for a full list price of $850,000. Remodeled in 2014 and beautifully decorated, this 3 bedroom, 2 bath corner villa boasts 1383 interior square feet and two lanais providing 325 square feet of outdoor living, one a wrap around lanai fronting the golf course, and the other a private lanai off the master bedroom. The villa is on the 2nd fairway of the Wailea Blue Course and offers lovely views of the golf course, ocean and beautiful landscapes.
The lowest priced unit sold for $550,000. It is a one bed and two bath unit with 908 square feet. The unit was initially listed at $565,000, and attracted very strong interest in the first two weeks of listing and actually went into escrow before the deal fell through. The unit closed after a 4 week escrow.
