How expensive are condo maintenance fees in Wailea?
Wailea is one one of the most desirable resort destinations in all of Hawaii and owning a Wailea condo is a mark of prestige that many Maui vacation condo buyers aspire to achieve. If you are a condo investor interested in Wailea you already know that condo prices in Wailea are much higher than the rest of South Maui, but did you know that the maintenance fee cost is double?
Considering the luxury calibre of Wailea condo communities, it’s really not surprising that the monthly condo fees (known as strata fees by Canadians) are significantly higher averaging $1,299 per month. The maintenance fee average for a Kihei condo is $614 per month. We’ve crunched the numbers and have prepared a helpful chart of Wailea maintenance fees below…

It’s important to note that Studio units in Wailea are extremely rare and are only found at Wailea Ekahi. There has been 1 sale in 2016 for a studio unit at Ekahi – it sold for $609,000 and the maintenance fee was $418/month. Studo units are more common in Kihei which has already seen 8 units sold in 2016.

One and two bedroom units are more popular in the lower price point condo complexes like Wailea Ekahi, Grand Champions, Palms at Wailea, Wailea Ekolu, or the Wailea Fairway Villas. Understand that the graph above is only reflective of averages and not firm numbers. For example:
- A Wailea Fairway Villas with 2 beds and 2 baths will carry a monthly fee of $650
- A Wailea Ekahi with 2 beds and 2 baths will carry a monthly fee of $1000
- A Wailea Beach Villas (high end complex) Â with 2 beds and 2 baths will have a monthly fee of $2300

In the high end complexes like Ho’olei, Wailea Beach Villas, and Wailea Point have floor plans that are on the larger side (at least 1500 sq.ft.). So as a whole, expect to pay at least two bedroom average fees and all the way up till around $3000+.
- Ho’olei condo maintenance fees will run around $1300-$1600
- Wailea Beach Villas & Wailea Point are on the ocean side and are on humungous parcels of land so their maintenances fees are more in the $2000-$3000 range
