Listed in early April, this Sugar Beach Resort unit came to market at $465,000, a nice price point in the complex considering how close the unit is to the beach. The unit was last sold in 2004 for a similar price point; what the unit lacks in equity, can be made up from the short term rental income. A vast majority of owners choose to rent out their unit and it can generate a nice revenue stream to help cover the expenses of the unit (i.e. taxes, maintenance fees, etc.). At the end of the day, the unit closed for $440,000 after a one month cash escrow.

Sugar Beach Resort Market Update

Among the Sugar Beach condos for sale in 2016, there have been a total of 9 units sold; however, the bulk of sales have come since spring. 6 units have closed since April, with 3 coming in the last week (June 10-17). All 9 sales have been 1 bed 1 bath units with 613 square feet, the differences in sales price can be attributed floor level, view corridor, and location in the building. The average sold price for a unit stands at $516,884.

The highest priced condo to sell was PH25 (featured above ) at $635,000, the next two highest priced to sell were at $620,000 and $619,000; all three units are located in the upper third floor levels of the complex. The lowest priced unit to sell was a ground floor unit for $390,000, it was upgraded, turnkey, well maintained, and had a strong rental history.
