Kamaole Sands Market Update June 2016

Sold: Remodeled & Charming Kamaole Sands Unit 9-207

Brought to market in early January of this year, Kamaole Sands unit 9-207 was listed at $489,000, which is below the average list price of a unit in the community. The unit went into escrow in early April and closed after 8 weeks for $470,000. The unit was last sold in 2012 and the quick turnover in the community positions the Kamaole Sands community as a prospective choice for an investment opportunity.

The unit has been remolded over time and the beautiful furnishings extenuate the unit’s full potential. The unit carries a $538 monthly maintenance, although it sounds like a steep monthly expense, it is pretty reasonable considering what some other complexes require.

Sold: Rare 1 Bed 2 Bath Kamaole Sands Unit 1-306

Listed in late February, Kamaole Sands unit 1-306 came to market at a list price of just under $500k. In less than two months the unit entered escrow and closed for $490,000 after a two month escrow. The unit was last sold over 10 years ago in 2002. This particular unit, although the same as the unit above, carries a slightly less maintenance as $509. The unit’s ability to be rented as a short term rental is an attractive selling point because it is an easy way to help reduce monthly expenses.

So far in 2016, 8 Kamaole Sands units have sold for an average sold price of $451,175; the complex has a running sales volume of $3,609,400. The lowest priced unit to sell closed for $360,000, it has a large lanai, new Kit appliances, new counter tops with all new baths and tile throughout, newer furniture package, and good rental history. The highest priced unit to sell was at $505,000, the unit was just over 800 square feet with 1 bed, 2 baths, large lanai opening up to ocean views, and kept in pristine condition.

At the moment, there are 29 active Kamaole Sands unit for sale, such an incredible amount of inventory! Although the amount of inventory isn’t necessarily good for sellers because of the sheer amount of units available; it is good for buyers because they can potentially leverage better deals that otherwise wouldn’t be available at a later date when there could be less units on the market.

Right now the average asking price for a unit stands at $516,996 while the median price is$499,000 with an inventory volume of $14,992,888. The lowest priced unit is $358,000, it is a great 1 bedroom, 2 bathroom condo with a nice ocean view from a private covered lanai. The highest priced unit is $779,500, light, bright, spacious 1036 sq.ft – 2 bed, 2 bath on one level sitting in the desirable 5 building overlooking the pool.
