Menehune Shores Market Update

Last year in 2015, there were 12 units sold averaging 1 sale a month; however, the sales date don’t exactly work out that way, the year got off to a slow start with the first closing coming in late March and the last closing falling in late December. The average sold price in 2015 was $486,916, while the median price fell around $491,250. The lowest priced condo sold for $410,000, it was a third floor 2 beds 2 baths unit with 885 square feet and entered escrow after 1 week. The highest priced unit sold for $610,000 and was a pocket listing with two beds and two baths on the top floor.

At the moment, there are five active listings for representing a total inventory of $2,584,800. The market is a little top heavy at the moment with the average list price for a unit standing at $516,960; while the median list price is an even $500,ooo. The lowest priced unit listed is valued at $445,000, second floor unit, offered fully furnished, 1 bed, two baths, 661 square feet, and would benefit from some upgrades. The highest priced unit is $599,000, ocean front penthouse unit with ocean views, 10 foot ceilings, ac system, two beds, two baths, and 885 square feet.
