Winter 2015 is Buying Time

Year End Sales Set to Favor Buyers

As we welcome fall, the seasonal transition into the season will provide a solid platform for buyers to start writing offers. We highly encourage our clients to do so because submitting respectable offers signals serious interest on the buy side and you never know what a seller will take until an offer is in front of them. Typically the Wailea real estate market does quite well towards the end of the year as a lot of the part time residents make their way to our sandy shores.

The 2014 Wailea sales data tells an interesting story, both residential and condo markets experienced a boost in sales once fall rolled around. As the temperature (Septemberish) began to cool off, the Wailea real estate market began to hit its stride once again. 30% of all sales in the Wailea market came after September. A strong end of the year can carry momentum into the next year as was the case with the Wailea condo market this year.

The economists over at Realtor magazine are projecting the next three months will be a critical time for buyers and believe it will be the best time for them to take advantage of the market. Backing up their forecast is an all time low of mortgage rates, below 4%. Homes are tending to sit a little longer than usual on the market at a median of 80 days, a 7% rise since August. List prices are declining at 1% a month every month they sit on the market. However, the inventory for 2015 has since peaked and depending on the market, buyers may be facing a shortage of inventory. Even though the inventory might be slightly declining, so is the number of buyers as mortgage applications dropped 6.7%.

Ho’olei villa sold by Sayles Team for $2.85 million

This year Hawaii is in for a shake up as airfare prices to Hawaii are becoming a lot more affordable. According to the Huffington Post, airline competitors are becoming increasingly competitive in offering high quality flights at fair prices to fly to Hawaii. Virgin Airlines is set to offer promotional fairs to Oahu and Maui for a one-way ticket price of $199. Carriers like Alaska Airlines and Delta are simply offering more flights to Hawaii to dilute the market and help bring the market price down.

The Huffington Post also provided a fresh insight that a native of Hawaii, like myself wouldn’t think twice about, “The ‘Instagram effect’ from travelers sharing experiences had as a result of the cheap deals this winter; the advance press and premiere of Disney’s new Moana movie (about a Polynesian princess) in 2016 will see a fresh surge of interest in travel to Pacific islands. Tie-in packages for family travel to Disney’s Aulani Resort on Oahu are a given.”
