Around the $1.3 million price point there are five homes total (including our listing), they represent a market share of $6,519,000. Our home is the largest of the three (3000+ square feet) and is in the neighborhood of Peahi, just a quick drive to the world famous surf spot Jaws.
As far as the turnover rate, Haiku is doing quite well; I’m actually surprised to say that the average sold price for a home in Haiku this year is over $1 million! Now that number shouldn’t scare buyers off because there are homes available below $500,000, your dollar goes pretty far in Haiku. If we exclude to abnormal sales of over $5.5 million were looking more at average sold price of around $780,000 which is a little more reflective of what an average to above average home goes for in the Maui market. Interestingly enough, the top end of the market is doing very well; from around $800k-$1.3M has been a sweet point in the market and makes up for a little under half of all the homes sold this year.
