The Wailea and Makena residential market is quietly doing okay so far this year. Compared to this time last year, the sales numbers are down (total dollar volume down 45%); however, 2014 numbers were padded nicely by a handful of contracts that were written in late 2013 but closed in early January 2014. Last year through the same time period we also saw 5 elite properties trade hands, they went for nothing lower than $3.9 million capping itself at $9.3. This year we saw two upper echelon properties go for figures in the $6 million range; both boast half acre lots which is extremely rare in the Wailea area, space comes at premium in the resort.

Makena estate sold last year for $1.5 million under asking price 

From an inventory perspective, there is a fair amount of variety for buyers although the market is top heavy with some very pricey listings. More than a majority of the available homes are $3 million or more; 9 of those majority are over $4 million. Single family homes are not moving as fast as we’d like, so buyers beware, a deal might be out there if you know where to look. $1.12 million is the lowest list price for a Wailea home; listed in late February, already reduced once with the possibility of getting into Wailea at a cut price. The highest priced listing at the moment is a rare oceanfront Makena Place residence valued at $15,000,000. There are also three developer offerings at Makena Sunset, they’re in a luxury gated community just across from Maluaka beach.

1/4 Acrea Wailea Golf Vistas: 4375 E Waiola Loop

Approaching close to half a year on the market now, this custom home was completed in 2007. I am surprised the home didn’t attract as much interest as I originally thought; a four bed, three bath home, on a 1/4 acre in Wailea Golf Vistas is an attractive option. Coming in at just under $2,000,000 it is a great deal to be had, hardly do homes in the Golf Vistas list for under $2 million. The 420 square feet of lanai space adds extra living room to the home making it feel like a 3000 square foot home.

With contemporary finishes, this single level home encompasses 2,700 square feet of interior living space plus several hundred square feet of covered lanai, which leads right out to the tropical outdoor oasis that includes a stream that wraps around the home and ends at the lava rock pool. Listed in mid February at just over $3 million, 3904 Waakaula Place underwent a price reduction and now listed for $2,995,000. This home is a good representation of what Wailea Golf Estates typifies: custom built Wailea Golf Estates home in the $3 million range, a lap pool for exercise and cooling off, lanai space for the views, upgraded kitchen, and high end finishes. The home has plenty of outdoor space to take advantage of the year round Wailea sun. The ample yard space allows for different pockets of outdoor relaxing space, certain sides of the house take advantage of the wind during different times of the year.

Another Golf Estates listing and this home has been on the market since November of last year. Remodeled in this decade, the new hardwood finishes add a touch of class to this otherwise deceiving home. Don’t be fooled by the older exterior, it may look average but the interior kills it. Listed at $3,150,000 without any adjustments since listing, buyers should keep an eye out on this one. Recently a Wailea Golf Vistas home sold for $800k off original asking price.

The $5 million asking price has remained firm, but any offer will certainly test the seller’s resolve and patience. It isn’t atypical for a high end Makena property to sit on the market, buyers for these types of homes don’t come around very often.
