Originally listed back in September of last year at $879,000, the unit didn’t attract much serious interest as the unit needed a series of price reductions before it received a serious offer. The unit is the biggest floor plan in the complex with just under 1600 square feet. Getting into Wailea for under $800k with a fair amount of space is a great deal, the Wailea Fairway Villas are regarded as one of the best buys in the resort. Although not a short term rentable, the potential of these units are its main draw.

Listed back in April for $599,000, V102 was sure to be snapped up quickly. The two bedroom, two bath units are pretty straightforward purchase decisions because these condos can’t be short term rented, the only similar community is the Wailea Palms. With fresh renovations as recent as last year, the unit feels brand new and is extremely clean for being close to 18 years old.

Wailea Fairway Villas Real Estate

The two bed, two bath units are just flying off the shelves this year; six of the seven units sold were two bed, two bath model. Right now, the market is operating in a well defined price range of $500,000-$800,000. I do expect that $800k figure to rise and then flatline at around the upper $900k price point. Within the last few years, nothing has sold above $1 million which is a great indication of how doable this community is. The lowest priced unit sold this year closed for $495,000, it was on the market for more than a year before it got sold. The highest priced unit sold for $739,500, it was the largest floorplan and came fully furnished. Furthermore, there are a total of three units in escrow with two of them being featured above and another that entered escrow in late May.

As of today, there are 6 units up for grabs in a price range of $500,000-$835,000. It’s nice when the units for sale are in a pretty tight price range because sellers know that potential buyers can just go a few villas over and get a similar unit for possibly a better price. Alone there are four units grouped pretty close together with only $15k differentiating them.
