After originally receiving this listing last year in the summer, we listed it for $3,325,000 before we felt like we had to bring the price down a little to match the market. We then listed the unit at $3,295,00, a figure closer to the highest Ho’olei sale we have made in recent memory. Ho’olei Condos For Sale

This year to date, there has only been two Ho’olei condos sold so far this year. As to be expected, considering recent oil prices making Canadians more cautious in their visits to the islands and second property purchases. However, good news is we are approaching summer which will provide a much needed wave of other visitors eager to get into the Wailea market. We represented the seller and procured the buyer for a lower tier unit that closed for $1.75 cash after a ten day escrow. The other unit closed for $2.5 million, its on the second row at the corner of a cross street. As mentioned above there is one unit in escrow.

At the moment there are eight active listings for sale $2.1-$3.5 million rage, considering the wide price range there are a few things to consider: view, row level, unit size, upgrades, & rental potential. All the factors mentioned and market comparisons effect final list price. We represent the lowest priced unit available and it is the best price on the market and is effective in helping cover carrying costs if rented effectively. We also represent the highest priced unit on the market, it commands some of the most coveted views in the entire complex. It’s a shame, just sitting there waiting to be used by the lucky future buyers. The average list price for a Ho’olei villa sits at $2,993,000, a respectable price for the Wailea area. The median list price of $3,067,500 suggests the condos that are available are in the higher price range, which is true if you round the list price of a villa up $15k. Four of the listed units are already in the $3 million dollar range, an expensive but ultimately calculated investment.
