Originally listed back in early December for a modest price of $639,000, an attractive entry pice into the Wailea Resort. The Fairway Villa units are good for building equity and then trading up to a nicer complex once the time is right to sell. These units do not allow vacation rentals so the tenants here are more long term and spend a fair amount of their time on the island, lovely community members to have. This unit entered escrow in the tail end of January after close to two months on the market. The unit is just under 1000 square feet with two beds and two baths.

Wailea Fairway Villas For Sale

2014 was a modest year for the Fairway Villas market in comparison to years past, averaging more than 1 every other month was good enough for a total sales volume of $4,340,000. In total there were seven condos sold in the community for an average sold price of $620,000. The majority of sales piled in the months of August and September, which is not surprising as the Wailea condo market can heat up quickly and cool just as fast. The lowest condo sold in the neighborhood closed for under $500k at $480,000, the buyers were able to get the deal done for $35k off asking price with a cash offer. The highest priced condo sold for the full list price of $999,000, it is a beautifully upgraded unit that represents the Fairway Villas at its best. There are also two more units in escrow.

At the moment there are eight active units for sale representing a total projected sales volume of $6,042,200. The community is carrying an average list price of $755,275 and climbing, this entry price will only get steeper as more buyers are again feeling confident in the market. At the low end, there are two units available in the $500k range, both are under 1000 square feet with two beds and two baths. Also there are two units in the $750-800k range, coming in at just under 1600 square feet with three bedrooms and three baths. The highest priced unit is listed at $995,000 and has been on the market for close to 3.5 months now.

Highest Priced:Unit W103

Unit W103 is now the highest listed condo in the Wailea Fairway Villas at $995,000. Although the unit is listed at just under $1 million, $995k is still a very attractive entry point into the Wailea Resort. From looking at the comps, the full asking price of $995k does look like a legitimate list price with maybe a little room for negotiation. However, the views do speak for themselves and with the amount of buyers on the sideline right now, the unit can go very quickly.
