Listed in early August of 2014, this Wailea Point unit is valued at $2,475,000. The unit is set a little higher up in the community so it allows for nice ocean views of South Maui and West maui. Also since it’s set further back, the unit comes with a lower price tag than some of the front row units. The unit was on the market for about six months before it entered escrow this past weekend which is surprising as under $2.5 million for a Wailea Point is a great price. The unit is a two bedroom, two bath with just under 1600 square feet and is on the second level. Sale includes garage apartment 2304-G.

In 2014 there were only five units sold in the community, the low amount activity in the neighborhood is an indication to the exclusiveness of the neighborhood. Carrying costs, high mortgages, and community dues ensure that only a select cliental can afford this coveted community. The total sales volume reared its head above $14 million, with $14,449,887 in total dollar sales volume, it was very respectable year for the complex. The average sold price of a unit was $2,889,977, not much different than another special community in the Resort, the Ho’olei Villas.

Last year the lowest priced unit sold for $1,450,000, a very low barrier to entry into the community considering the level of luxury and quality of real estate. It was a 14oo square foot unit with a nice lanai space to enjoy the Wailea days. The highest priced unit sold for $4,450,000, a very reasonable price considering it’s beach front location and impressive remodel. There are also two units sitting in escrow, they are valued at $2,475,000 and $4,000,000

At the moment, there is an incredible amount of inventory in the neighborhood. It is something I have noticed more lately in  general, more inventory is beginning to hit the market. The MLS is showing that there are ten active units for sale with a projected ales volume of $37,903,000! The average list price of unit is marked at $3,790,300, one of the highest average list prices for a condo in Wailea. There is one unit available in the $1.5 million range, it is one of the smaller units but the spacious lanai more than makes up for it. Seven of the ten units are what I would consider to be high priced units, those seven are all priced above $3.7 million and capping off at $5,200,000. The highest priced unit is an absolute beauty and is worth the $5 million price tag.
