In Escrow: Single Story Hokulani Golf Villas Charmer

What a great start to 2015! This is the second escrow in a week since unit 145 entered escrow last week. Unit 40 is also a 200 floor plan like unit 145, the 200 plan is one of the more popular choices in the neighborhood because of our clients’ needs. A good percentage of our clients only utilize their units for short periods of time, therefore this plan provides the perfect balance of intimacy and privacy. Also, the community provides the ease of lock and go as maintenance is taken care of in the community dues.

Unit 40 is located higher up in the community with golf course directly behind it. The views from the back porch are of the majestic Haleakala, the greenery on the mountain is absolutely gorgeous year round. We value the home at $907,000, a deal considering this is the only gated golf course community in Kihei. The home is set four homes in from the corner and is a short stroll to the community clubhouse.

Model 200 is a single level home with two bedrooms, den and two bathrooms. The dramatic and dining area feature 12 foot ceilings with a window wall opening to spacious covered lanai. The elegant kitchen with a working center island is great for entertaining and dining. The beautiful main level master suite has a spa bath and walk-in closet.

Hokulani Golf Villas For Sale

At the moment, phase II is approaching just about the last available inventory for sale; we anticipate the opening of phase III later this year. There are a handful of phase I homes that have been put on the market; however, although move in ready, they are substantially over priced compared to the units we have in phase II.  We also have five units that are currently in escrow, a good indication to the community that more and more buyers are ready to pull the trigger and call Hokulani home.

There are a total of 11 units for sale with an average list price of $1,147,818 and a median price of $1,149,000. The homes represent a projected sales volume of $12,626,000. The lowest priced Hokulani unit can be picked up for $907,000, it is a 200 floor plan with its backyard bordering the spacious and lush community park. The highest priced home is a resale smack dab in the community, taking advantage of neither ocean of mountain views.

Hokulani Golf Villas Model 120 is a two-story, three bedroom home, den and three bathrooms listed for $1,170,000. The second floor offers an elegant master suite with two upper lanais. The main floor features elegant great room and dining area with easy access to covered lanai. The main floor offers a den that can be optioned as a fourth bedroom. The gourmet kitchen features a 10 food center island for entertaining and dining.

There are two other 120 plans for sale, units 39 and 45. Unit 45 posseses ocean views of South Maui, bring in its price at $1,170,000. While unit 39 is priced a bit lower at $1,072,000 with mountain views because it is set further back in the community. Phase III will be opening soon and there will be more 120 floor plans if you are still interested. Meanwhile, there are still 10 other units available in phase II.

The model 210 is a three bedroom, den and two and a half bath home. The elegant mater suite and den are located on the main level while the two additional bedrooms, loft and lanai are located on the upper level. 12 foot ceilings enhance the great room and dining area with easy access to the covered mail floor lanai. There also only two 210 floor plans left in phase II and they are both priced just above the $1 million mark. One 210 is lot 38 listed at $1,063,000 nestled higher up in the neighborhood and sitting just one house from a corner lot. The other 210 is also listed at $1,063,000, lot 50 is just a house over from the new sales office commanding excellent golf course and ocean views.

Hokulani Golf Villas Model 100 is a single level home with two bedrooms, a den, two bathrooms, a gourmet kitchen with an elegant center island.  The great room and dining areas showcase the 12 foot ceilings and incredible window designs that open to the rear covered lanai.

There are only three single level 100 floor plans left in phase II, they happen to be one of our most popular floor plans. The lowest priced 100 is listed at $900,000 and sits on lot 37, the home sits in the upper part of the neighborhood on a corner with only one neighbor. The highest priced 100 is listed at just under $1 million at $999,000, lot 43 is a spacious lot backed up right against the fairway.
