Market Update

The residential communities in Wailea are not going to produce the same numbers that the condos do, but averaging a little under a sale every two months is not bad. Of the 5 homes the were sold this year to date, the minimum barrier to entry was $1.1 million, the all cash offer got the deal done after only being on the market for less than a week. On the high side, is a large two story residence that sold for $1,545,000 after being listed for more than a year. Good news for buyers if you’re looking for a deal, all five homes closed for a fair amount under list price.

At the moment, there are 8 active listings for sale; something buyers will enjoy as there are plenty of options. Many families tend to like this neighborhood for its quick access to Kihei, safe community vibe, and friendly neighborhood residents. There are two ways to access the communty, the first gated entrance is off of Kaipili Street and the second is Okolani Drive. The neighborhood is then divided into two different parts where the sizes of the lots range from 10,000 to 12,000 square feet. Select lots in this neighborhood have excellent views.
