I do not know any specifics and I am purely speculating here, but the offer must have been very close (if not a full price offer) to the list price of $2,175,000 with very attractive escrow terms. Second highest priced condo sold in 2014 for $3,710,000

The average sold rate of these condos sits at $2,452,170, not a bad average but certainly a little steep. The barrier to entry based on the 2014 statistics is $1,232,500 for a 945 square foot condo on the upper slopes furthest away from the ocean. The highest priced condo looks to be a non MLS listed property that sold for $3,850,000. Totals sales volume for 2014 sits at $12,260,850 with that number expected to grow in the coming months. There are also two more units escrow listed at $2,175,000 and $1,295,000.

As of today, there are eight active condos for sale in the community representing a total project sales volume of $15,924,000. The lowest priced condo is listed for $1,250,000, but judging from the specs, a buyer could probably pick it up for under it’s listing. Just how much under list price depends on how good your realtor is. Theres no doubt about the highest priced condo at $2,995,000, it is a gorgeously remodel unit with some of the best finishes in the neighborhood. However, the unit has been on the market for a little over 4 months now and looks like there is some room to negotiate. I do warn that the price is probably more firm due to the quality of upgrades. The average list price is just under $2 million at $1,990,500.
