The Wailea Pualani market is one of Wailea’s more affordable residential neighborhoods. The lots are a very good size for the resort area, they range roughy from 10,000-16,000 square feet. A handful of the lots have tremendous ocean views, while others compensate for a lack of view with tropically designed pools and upscale custom finishes. The neighborhood has two gated entrances ensuring the safety of the families that reside in the community and a 2.5 acre private park only for residents (a luxury during the busy seasons).

361 Kualono, highest priced home sold in 2014

This year to date, there has been a fair amount of the activity in the neighborhood. Certainly residential communities are not going to put up the numbers that condos do, but with a total of 5 transactions in the neighborhood, this market is doing just fine. Of the 5 homes the were sold, the lowest priced home closed for $1.1 million cash after only being on the market for less than a week. Meanwhile, the highest sale of the year is a spacious two story residence that finally sold for $1,545,000 after more than a year on the MLS. Good news for buyers, all the homes sold for well under the list price, indicating that there should be some room to negotiate.

At the moment, there is a lot of inventory in the neighborhood, something buyers will enjoy. The homes that are available are diverse in architecture and design, I’m sure that the selection will appease buyers in this price range. Interestingly enough, all of the homes are just about in the same price range. The lowest priced home is available for $1,495,000. However, by looking at the numbers, I would hope the sellers are willing to listen to offers. There are two homes that are priced at the top of the price point at $1,850,000. From looking at the specs, one lies fairly at $1,850,000 and the other may be a bit over valued (but if y0u prefer new construction, then this one is it).
