Hokulani Golf Villas for Sale

This year to date, the Hokulani Golf Villas has been experiencing a decent year with 9 homes sold since the 31 of January. The total sales volume for the neighborhood is currently at $9,574,688 with an average sold price of $1,063,854. The lowest priced unit that sold this year was a model 200 that closed for the list price of $907,000 after a 6 week escrow. Whereas, the most expensive home sold also for the full list price of $1,225,000 with an all cash offer. The units here move relatively quickly as the average days spent on the market is 82 with none spending more than 6 months on the market.

The homes in the neighborhood are certainly priced to move very quickly. Five homes are currently sitting in escrow with a projected sales volume of $5,331,000 with an average list price of $1,066,200. The highest priced home in escrow is a model 110 with a list price of $1,230,000.

Currently, there are seven active listings in the MLS, however, that does not tell the full story. Five of those listings represent new home construction, homes that have not been previously lived in by residents. These five homes have been completed within the last year and a half or are even yet to be built. Whereas the other two homes are resales of the original phase I completed back in 2008.

The new construction homes are available in the range of $936,000-$1,170,000, a certainly more attractive price than the resale homes. The resale homes are both on the market for $1,185,000 and $1,395,000, both are priced a little high as the newly constructed models are priced at amounts far lower.
