Wailea Kialoa Market

This year to date, there have been no transactions in the community. The low activity in the neighborhood should be a good sign to buyers, residents are completely happy with their neighborhood and do not see the need to upgrade.

However, the market is slowly starting to pick up as the Wailea home prices continue to rise. At the moment, more sellers are coming to the market to move their property. Within the last 2.5 months three of the six current listings have come to the market. With the average list price of a home at $2,469,000, there will be a few new residents in the neighborhood.

Safe and wide community streets with distant views of the Pacific 

Since the neighborhood is built at a slope above Wailea Kai, the community of Wailea Kialoa possesses some of the most serene views in the resort. It is a conveniently located subdivision as it is located at the famous border of the Kihei/Wailea district, making it easy for residents to indulge in a warm Wailea night at the Shops of Wailea after a full day of catching rays in Kihei.

Since land in Wailea is at a premium, some home lots are a lot better than others, lot sizes range from roughly 7000 to as much as 23,000 square feet. The homes with the larger lots of course will come at a much higher rate than the ones with smaller yards. The community offers great access to where you need to go as there are three different gates to enter from. The first gate is located on Kikihi Street off of Okolani Drive, the second gate is off of Kaipili Street, and the third entrance is off of Wailea Alanui.

The neighborhood is probably most comparable to the Wailea Pualani Estates in terms of, design, finishes, and price point. Although Wailea Kialoa is an older subdivision, circa the 1980’s, a vast majority are extremely well maintained or have been extensively upgrade to meet the current Wailea standards. The neighborhood has a very laid back and family oriented atmosphere compared to some other parts of the the Wailea Resort. As of today, there are six homes for sale in the neighborhood, homes in the community currently range from $1,520,000-$3,695,000.

Highest Priced Home: 195 Heleuma Place

This elegant and sophisticated 4-bedroom and 4-bath home is situated on one of Wailea’s very best view lots in the Wailea Kialoa Subdivision on the prestigious Heleuma Place, listed for $3,695,000. The home was once featured in “Under a Maui Roof,” celebrating it’s superior quality of construction and panoramic ocean and West Maui and Lana’i views. They are awesome, and one need never miss a sunset, nor a breaching whale for that matter.
