New Development Projects in Wailea: 7 Properties on the Horizon

The Wailea Community Association is known to be constantly looking for new opportunities to enhance the already pristine community. With the rebound of the market, Wailea’s future is looking much brighter, as the WCA is on course to implement some new and seriously exciting projects. These proposed developments coincide perfectly with the recent high influx of tourism to the area. We are all hopeful they will meet the demand of the recent visitor boom, while also giving Maui home buyers more options when considering Wailea properties.

The Shops at Wailea Expansion

The Shops at Wailea are planning to expand their already impressive resume of retailers, and (excitingly!) are ready to move forward with the area’s first supermarket. The closest large market is located ten minutes away in Kihei, meaning Wailea has never had the convenience of a nearby supermarket. Island Country Market is the face behind  the proposal, with high hopes of growing their brand here on Maui (they have two other locations on Oahu).

The architecture of the new structure will be designed to match that of the already existing stores. The results should be seamless, as the design of the two buildings are planned to complement each other. Island Country Market will be the only tenant occupying this space (approximately 16,000 square feet), and they will offer, among other things, gourmet foods, wines, and cheeses. There will also be a sushi bar/bistro, with covered outdoor dining.

They hope to break ground in the Spring of 2014 and hope to finish in the Spring of 2015.

Old Wailea Blue Golf Course Renovations And Relocation

The proposed renovations and relocation of the clubhouse is exciting news for the community. As of right now, the project is informally referred to as the “Shops on the Green” and is set to span about 6.6 acres.

Since there are already 2 existing buildings on the site, the 1st task of the project will be incorporating 4 new retail spaces (or possibly attaching them). The new construction of this project will be single story, flat roof structures. The course will also see some renovations, as a few holes will have to be rearranged to accompany the new buildings. The 6th hole will become the 1st hole and the 15th hole (which borders this project) will become the 10th hole.

Looking 5 or 6 years ahead, a later phase of construction will add more structures (perhaps 6 more commercial spaces – likely for office space or retail), as well as plenty of new parking (some of which will be out toward what is now part of the 15th fairway, and some of which is up toward the number 1 and 2 buildings of Wailea Ekolu).

They hope to have their permits before the end of the year and hope to open the golf shop in mid-2014.

Wailea Golf Estates Phase II

The first of many newly proposed subdivsions, Golf Estates II is going to be an addition to an already existing neighborhood, Wailea Golf Estates. There are 16 lots planned that will be located in between the 5th and 15th hole of the Old Blue Golf Course; and we’ve heard the lots for sale will be in the range of 14,000 square feet.

Breaking ground on the lots will vary from buyer to buyer,  but they expect to start site work on the lots in mid-2014, and hope to wrap it up later that year. While construction is underway, the trucks will access the project through the Manoli’s parking area, crossing just behind the ladies’ tees on the 15th hole and over to the site. However, once the project is complete, residents will enter through the existing gated entrance off of Wailea Ike Drive, a stone’s throw away from Mulligans on the Blue.

Keala O Wailea

This proposed site will be directly below the newly completed Wailea Gateway Center. Keala O Wailea was initially slated as a single-family residential community; however, those plans have been nixed and now they’re going to be developed as condominiums. A huge advantage of this proposed location is that it is on one of the highest bluffs in the entire resort. As of right now, there are 7 buildings with 10 units per building (for a total of 70 units). 4 units on each of the 1st and 2nd floor, and 2 premium penthouse units on the 3rd floor.

Although there are no set price points, we’ve been hearing the development described as “affordable Wailea” with Kai Malu listed as a good comparison. The developers indicated that they intend to begin selling these units in mid-2014.

Makali’i at Wailea

This multifamily, residential development will be located across the Fairmont Kea Lani Resort and Wailea Alanui Drive. The property is currently owned by Wailea Golf LLC and they plan to build 17 buildings, each containing 4 units (for 68 total). The development will use the existing slope of the property so they can minimize the use of cut and fill. The architecture of the planned units is unique because the entrance for each is on the main level, which has the living area, kitchen, and a bedroom. Located downstairs is the master suite.

 

These will be 2-bedroom units, with some offering an option for a 3rd bedroom, and they are expected to range between 1,533 and 1,760 square feet. Each will have a private court, in addition to 2 lanais, making a total of 3 outdoor living areas for each unit. The units are expected to have excellent ocean views, and the design concept will be modern in appearance, and revolves around copious amounts of glass, air, and light. The community will also be developed with sustainability in mind, as photo voltaic panels will be placed on the rooftops for increased energy efficiency.

This beautiful complex will include a community center, highlighted by an exercise room, a locker room (with sauna), a covered pavilion, and a poolSales are expected to begin in the fourth quarter of 2014, with construction running from 2015 through 2017.

Hoku O Wailea

Hoku O Wailea is another proposed multifamily, residential community; it’s planned to compliment Kai Malu, as it adjacent to the already existing neighborhood. The neighborhood will take advantage of beautiful sweeping views of the Pacific out towards Kaho’olawe and Molokini Crater.

There are a total of 15 buildings, which encompass 5 units, spread out over 3 stories. The 1st and 2nd floor will be all 2 bedrooms, the 3rd floor will be a penthouse that feature three bedrooms and amazing ocean views, and all units will have a garage. The developer believes construction will likely start around 2015.

Pi’ilani Suites Hotel

Another hotel is currently in the works as well (Pi’ilani Suites Hotel is just a working title and remains an unbranded project as of this moment). It was described to us as a “family, upper-scale, all suites hotel,” with rooms ranging in size from about 500 to 750 square feet, and each containing a small kitchenette. Construction is expected to begin in late spring of 2014, with the hotel to open approximately 14 months later.

Finally, there are a few other projects surrounding the suites that developers have ideas for:

  1. The first is just East of the Hotel project (the Pink), and it consists of 9 single family lots. There is no schedule for the development of this project at this time.
  2. The other is just West of the Hotel project (the Light Blue), and the plan involved 36 condominium units. As with the other one, there is no timeline in place for this possible development.
